Terms, Privacy & Disclosures

Last updated October 5, 2026

Terms of Service

These terms apply to Quiet Street (quietstreet.app), a private portal operated by Creatini Group, a team of licensed agents at eXp Realty, LLC, a licensed Massachusetts real estate broker ("we", "us"). By requesting access to or using Quiet Street, you agree to them.

1. Invitation-only access

Accounts are opened by invitation or after we approve a request, which may include a short phone call. We may approve, decline, pause or close any account at our discretion.

2. Your account

Give us accurate information, keep your password private, and don't share your account with anyone. You're responsible for activity under your account. Tell us right away if you think someone else has used it.

3. Confidentiality

Properties on Quiet Street are shared with you privately. Many owners have chosen not to list publicly, and their privacy is the reason these opportunities exist. You agree:

Sharing a listing link with someone who is not a member gives them nothing: listings open only for signed-in members. We may close the account of anyone who breaks this section.

4. Agent members

Agent members see only the listings made available to them and agree to the same confidentiality. Nothing on Quiet Street is an offer of compensation to any agent or brokerage; any compensation must be agreed separately and in writing.

5. Listings and information you submit

If you submit a property through "Add Your Listing", you confirm that you have the right to share it (agents: that you are the listing agent, the seller has authorized this marketing in writing, and you have the listing broker's written permission). You allow us to review, edit and, if we choose, display it on Quiet Street. Nothing appears until we approve it. Submitting a property doesn't create an agency relationship or a listing agreement; those require a separate written agreement.

6. Accuracy of information

Listing information comes from owners, listing agents, public records and MLS sources. It is deemed reliable but not guaranteed, and it may be incomplete, change, or be withdrawn at any time without notice. Square footage, lot size, rents, taxes and other figures are approximate. Verify everything independently, with your own professionals, before relying on it. This doesn't limit any duty we owe you under Massachusetts law.

7. No offer, no advice

Nothing on Quiet Street is an offer to sell, a solicitation where prohibited, or legal, tax, financial or investment advice. Any purchase or sale is subject to a separate written agreement between the parties.

8. Acceptable use

Don't copy, scrape or download listings in bulk, try to reach accounts or data that aren't yours, or interfere with how the site works.

9. Content

Photos, descriptions and the design of Quiet Street belong to Creatini Group, the property owners or their licensors. You may view them for your own personal use in considering a property.

10. Limits of liability

Quiet Street is provided "as is" and "as available". To the fullest extent the law allows, Creatini Group is not liable for indirect, incidental or consequential losses arising from your use of Quiet Street or reliance on its information. Nothing in these terms limits any liability that cannot be limited under applicable law, including Massachusetts General Laws chapter 93A.

11. Changes

We may update these terms. If we make a material change, we'll tell members by email or on the site before it takes effect. Changes apply going forward only, and we will never widen your text-message consent without asking you again. The date at the top shows the current version.

12. Governing law

These terms are governed by the laws of the Commonwealth of Massachusetts, and any dispute will be heard in the state or federal courts located in Massachusetts.

13. Text messaging (SMS)

Quiet Street by Creatini Group sends text messages only to people who opt in.

See Privacy for how we handle your number.

14. After your account ends

If your account is closed, sections 3 (Confidentiality), 9 (Content) and 10 (Limits of liability) still apply.

What we collect

How we use it

Who sees it

Your information is seen by Creatini Group and, for brokerage supervision and record-keeping, eXp Realty. It is stored with our hosting provider, recorded in our client relationship system (Follow Up Boss) so our team can follow up, account emails are delivered through our email provider (SendGrid), and texts, if you opt in, through our messaging provider (Twilio). These providers handle it only to provide their service to us. When you ask to see or make an offer on a property listed by another brokerage, we share what's needed with that listing agent. We may also disclose information when the law requires it. We don't sell or rent your personal information, and we don't share it with other brokerages or third parties for their marketing. This does not include text-messaging opt-in data and consent, which is never shared: see Text messages below.

Text messages

If you opt in, we use your mobile number to send the texts described in section 13 of our Terms. We keep a record of your consent (date, time, IP address and the wording you agreed to) and of any opt-out. Texts are sent through our messaging provider, Twilio, which handles your number and messages only to deliver them for us. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties. We do not sell, rent or trade your mobile number or texting consent.

Cookies and outside services

We use one essential cookie to keep you signed in. We don't use advertising or tracking cookies. Our fonts load from Google Fonts and the map view loads tiles from OpenStreetMap; those services receive your browser's IP address when your browser fetches them.

How long we keep it

We keep account information while your account is open and afterwards for as long as we need it for brokerage record-keeping and our legal obligations. We keep text-message consent and opt-out records for at least four years.

Your choices

You can ask us to show you, correct or delete the information we hold about you, or to close your account. Email quietstreet@creatinigroup.com with the subject "Privacy request", or call us. We'll respond within 30 days. We may keep records we're legally required to keep.

Children

Quiet Street is for adults 18 and over. We don't knowingly collect information from children.

Security

Listing data and photos are only served to signed-in members, passwords are hashed, and access can be revoked at any time. No online service is perfectly secure, so please use a strong password you don't use elsewhere.

Disclosures

Brokerage

Creatini Group is a team of licensed agents at eXp Realty, LLC, a licensed Massachusetts real estate broker. Federico Creatini, Massachusetts real estate license #9510268.

Agency

Using Quiet Street doesn't create an agency relationship with us. Massachusetts law requires real estate licensees to give you the Mandatory Licensee-Consumer Relationship Disclosure at the first personal meeting to discuss a specific property; we'll provide it then. When Creatini Group is the listing agent for a property, we represent the seller. Before we tour a home with you, we'll ask you to sign a written buyer agreement. Any representation is set out in a separate written agreement.

Equal Housing Opportunity

We are committed to the letter and spirit of the federal Fair Housing Act and Massachusetts fair housing law. We serve every client without regard to race, color, religion, national origin, ancestry, sex, sexual orientation, gender identity, age, marital status, familial status (children), disability, military or veteran status, genetic information, receipt of public assistance or housing subsidy (including rental vouchers), or any other characteristic protected by federal, state or local law.

Off-market listings

Off-market and pre-market properties appear only with the owner's written consent to this private marketing and, when another brokerage holds the listing, that listing broker's prior written permission. They are shared only with Quiet Street members.

MLS information

Some on-market listings include information from MLS Property Information Network, Inc. (MLS PIN). Listings held by other brokerages appear only with the listing broker's prior written consent.

The property listing data and information set forth herein were provided to MLS Property Information Network, Inc. from third party sources, including sellers, lessors and public records, and were compiled by MLS Property Information Network, Inc. The property listing data and information are for the personal, non commercial use of consumers having a good faith interest in purchasing or leasing listed properties of the type displayed to them and may not be used for any purpose other than to identify prospective properties which such consumers may have a good faith interest in purchasing or leasing. MLS Property Information Network, Inc. and its subscribers disclaim any and all representations and warranties as to the accuracy of the property listing data and information set forth herein.

Lead paint

Homes built before 1978 may contain lead paint. Massachusetts requires sellers and agents to give buyers the Property Transfer Lead Paint Notification before a purchase and sale agreement is signed.

Information deemed reliable, not guaranteed

All information is subject to errors, omissions, prior sale, price changes and withdrawal without notice. Buyers should do their own due diligence on zoning, permits, condition, measurements, rents and anything else that matters to their decision. This doesn't limit any duty we owe you under Massachusetts law.
